First-Time Home Buyer Guide

An overview of buying your first home and what to expect.

Do your research when choosing your agent. Find one that suits your needs and personality. If I’ve earned your trust and provided value so that you choose me as your buyer agent, this is the commitment I make to you!

My goal is to get you from the starting line to crossing the threshold of your new home with little to no hassle. And the good news … my services can be paid by the seller at the close of sale.

Before purchasing a home it is important to look at your finances and determine what you can afford.

What Can I Afford

Finding the right lender is just as important as finding the right real estate agent. Your lender will help you determine your monthly mortgage payment, understand your debt-income ratio, and prepare for escrow. While also making sure you do not miss out on any first-time home buyer programs!

Once you have your finances in order you are ready to start your search. Here you will determine the neighborhoods you want to live in and schedule home tours.

Robinson Sotheby’s International Realty website is a great place to start your home search. There, you’ll be able to search by city, zip, landmark, neighborhood and more.

What Can I Afford

Once you determine the home that is right for you it is time to write up an offer and start negotiations! To help you determine a fair price to offer on the home, I’ll provide a comparable market analysis, or CMA, of other properties that have recently sold near the home you’re making an offer.

There is no such thing as a perfect home. There will be some repairs needed, from a leaky faucet to more costly issues. You’ll find all this out with a proper home inspection. And, we’ll negotiate the repairs needed.

I also recommend home inspectors for you to hire.

The average closing is 45 days. You can expect to meet with your lender and agent to finalize the paperwork at closing. There may also be attorneys present, the seller’s agent, a representative from the title company, and the designated closing agent. During the closing all paperwork will be finalized, including: the deed, title, financial/funding, closing statements, insurance, contract, etc.

At this point you are ready to move into your new home!
