When you go to buy your first home it can feel nerve racking and often confusing, but this is totally normal! Buying your first home is one of the biggest purchases that is going to happen in your life and that is why a buyer consultation is crucial.
During a buyer consultation you will sit down with an experienced real estate agent who will help you feel at ease and educated about the home buying process. So many people skip this step, whether it be the agent or even the buyer. But, I highly recommend this to everyone! Never just start looking at homes without sitting down and coming up with a gameplan.
Typically during a buyer consultation we will discuss the following;
The Process Of Buying
During the initial consultation I like to start off by first going over the process of buying from start to finish with my clients. This typically will include your needs, timeline, and search criteria.

Your Budget and Finances
I will also go over your budget and finances, while putting you in contact with my preferred lender. Once you speak with the lender we will have an even better idea of what your budget is, monthly mortgage payments, and debt-income ratio.
The Market Conditions
The market is ever changing, so discussing what the current market is and how it will affect your home purchase is crucial. Currently the market is still a sellers market, so we will get into what strategies and best practices are going to work best for you to win in this market.
Your Search Criteria
We will want to make sure that we compile a list of your must-haves, including how many bedrooms, bathrooms, acreage, home style, ect. While also looking at specific locations, school districts, and more! The more we can narrow down your search, the more time and money we will save in the end!
Any Questions You Have
The main purpose of the buyer consultation is to not only make sure that you feel at ease and understand the home buying process, but to also answer any questions you might have! And I mean any questions! Ask them all, big or small.
In Conclusion: Make Sure To Have A Consultation
Many agents don’t have consultations with their buyers, and that can lead to confusion and stress, especially for first time home buyers. I understand that you are excited and want to get to searching! But, it is extremely crucial to take a step back and go through all of these details in order to feel more at ease about your home purchase.
