When you go to list your house, you need to make sure that you choose a real estate agent who is going to put in the maximum effort to sell your house. And that starts first with the right price and then follows with the marketing. If the house is not priced correctly, all of the marketing techniques below will not be successful.
#1- The Cincinnati Multiple Listing Service (The MLS)
One of the main reasons that you hire a real estate professional is so that you can get your listing out to all other agents in the area and qualified buyers. The best way to do this is through the MLS. This should always be the first step when listing your home.
This MLS is what all agents use on a daily basis to check on listings and their statuses in the market. It displays all of the necessary information for eligible buyers and once you’re on the MLS, your home will automatically get fed to hundreds or thousands of real estate listing websites, like realtor.com, Zillow and Trulia.
#2 - Open House
An open house is one of the best ways to create buzz around your listing and get more people inside of your home. Be sure that your real estate agent adds your open house to the MLS, as this will auto populate to all the real estate listing websites, which is huge! The more people that know about your open house the better.
An open house will increase the visibility on your listing and can shorten your homes time on the market. I usually like to take my open houses a step further by marketing the open house on social channels, creating flyers, and handing them out around the neighborhood.
Letting the neighbors know about the open house is a great way to get the word out about your listing. They live there too, so they might have someone in mind who they would like to be their new neighbor!
#3 - Social Media Advertising
Social media is one of the most effective ways to market your house. Your real estate agent should be not only posting the listing on every channel, but also creating ads around your listing to try to get the highest visibility on all social media channels.
Advertising your listing on facebook, instagram, and google are some of the most effective ways to generate leads. One of the greatest things about social media advertising is the fact that it is fairly inexpensive. You may only have to spend $10-$50 depending on how long you run the ad and what the purpose is.
The best things to advertise are; the listing itself, the details on the listing, and any events/open houses that you may be having on the listing.
#4 - High Quality Photos
Your real estate agent should be hiring a professional photographer for your listing. The reason why the photos are so important is because the photos are what bring people to schedule a showing for your listing. You want your photos to be clean, clear, and bright to show off your home in the best way possible.
These photos are also going to also be used on multiple channels including; the mls, the agents website, hundreds of real estate websites, social media, print flyers, and more. Having the right photographer can make the difference of your home selling in months to weeks.
#5 - Reverse Prospecting
Your real estate agent should be actively calling other agents to sell your house. This is called reverse prospecting and is one of my most effective ways of getting your listing in front of buyers who are actively searching. This strategy can be time consuming and many agents often overlook it, but it has been a crucial step for me when selling my clients homes. Especially for listings that are not getting the visibility that my clients were hoping for.
Here is how it works. Your agent will utilize their resources to find a list of buyers who are looking in the price range of your listing, with the same amount of bedrooms and bathrooms, and have similar qualities of your listing. They will then call the agents and send out emails letting them know about your listing.
The reason why this strategy works so well is because agents get busy, and sometimes listings can be overlooked. By doing this, the agent is bringing the listing right to the top of mind for another agent and their buyer looking for homes similar to yours.
