5 Things To Look For During The Final Walkthrough

Typically a final walkthrough is going to take place 24 to 48 hours prior to closing. This walkthrough is the last step you will do prior to closing to ensure that everything is in order before moving into your new home.
 
When you do complete your final walkthrough it is important that you bring your real estate agent along with you to point out items that you may not have noticed. It is also recommended that you bring a checklist of everything you need to cross off as you go through the home. Some of the items you will want to make sure you check are;
 
  1. Seller’s Personal Items Removed
  2. Inspection Repairs
  3. Items Meant To Stay Are Still There 
  4. Check All Appliances & Electrical System
  5. Open & Close Windows
 
 

Seller’s Personal Items Removed

You will want to be sure that all of the sellers personal items have been removed from the property by going through room by room and opening all doors, cabinets, and closets. Don’t forget to check the attic, basement, garage, or sheds where often things can be forgotten.
 

Inspection Repairs

If you requested any repairs to be completed by the seller in your post-inspection agreement now is the time to make sure that all of the repairs have been completed. Or make sure that no new issues or damage has taken place since then. Do not just simply take the seller's word, but be sure to check for yourself – turn on all the light switches and make sure that everything has been properly taken care of.
 

Items Meant To Stay Are Still There

You know all of those items that you agreed upon in the contract about what stays and what goes? This is your opportunity to make sure that everything checks out. You will want to be sure that all of the appliances that you requested and home fixtures to stay in the home are still there. I recommend bringing your purchase contract along with you, so that you can check everything off as you go through the home.
 

Check All Appliances & Electrical System

When you complete your final walkthrough it is crucial that you make sure that everything is in working condition as you would expect it to be. Be sure to turn on all the appliances, make sure all the running water is draining, no strange smells, that your air conditioning and heating works, run the dishwasher through a full cycle, that your refrigerator is cold, ext. Also make sure to check all the lights and power outlets!
 

Open & Close Windows

It is very important that you make sure your new home is safe and secure prior to moving in. Be sure to check all windows and doors that they properly open and close, and lock fully.
